This is the architects previous residence, office and skate park. For the main house, a full interior remodel was designed with new windows, doors, roof and a realignment of the volume. This 1970’s post and beam contractors special now leans toward design and back to basics with a rethink of the previous materials, angles and shapes. Custom door handle by MSP Design Inc. as well as many other recognizable details and techniques developed by the architect.

In the Mount Washington neighborhood of Los Angeles, commanding a corner and all its views, sits this modest 2 bedroom home with a garage and hillside landscape. Our goal was to remodel the entire home, inside and out, reimagine the lot access with a new entry and add an additional bathroom. With help from many wonderful folks along the way, we were able to completely transform this home from an old storybook fable to a modern day contemporary classic. Thank you to all who helped.

Our Malibu ADU is a rebuild from the Woolsey Fire. 1200 square feet of living space with an attached 400 square foot garage, designed to meet the extreme high fire risk standards for Los Angeles County, our ADU is clad in a smooth coat stucco with a cor-ten standing seam metal roof. Consisting of 2 bedrooms, 2 bathrooms, open living / dining / kitchen space with ample outdoor space for living in the light, breathing in the fresh air and listening to the trees softly swaying in the wind…

Indoor / Outdoor living has been achieved through a few small but key decisions, primarily two open corners aided by double pocket doors, an open plan and a large wrap around deck. What was once literally a room, added onto a room, added onto a room, added onto a room with a stairway to another room above is now a very simple and elegant 2 bedroom 2 bath open plan home.

Completed in December 2023, our Pacifica project features over 2000 square feet of living space with 4 bedrooms, 3 bathrooms, 3 decks, 2 fireplaces and an ample open volume kitchen / living / dining area, designed for hosting and entertaining. The exterior is clad in vertical burnt wood siding, Yakisugi (Shou Sugi Ban), the interior is filled with light through the application of clear maple floors, vertical grain Douglas fir cabinetry and floor to ceiling fenestration overlooking the Pacific Ocean. Custom MSP Design Inc entry handles, hand built by acclaimed metal artist, Gabrielle Shelton, hand drawn wallpaper in water closet by Mason St. Peter.

A California Modern home in the Gregory Ain Mar Vista Tract in Los Angeles has been reimagined and given new life. Because this neighborhood has a very strict historic preservation mandate, design challenges and obstacles can present themselves along the way. The scope of this project was to remodel the entire home, and add a guest suite for extended family. Initially blocked during design review, we were able to achieve this goal through careful examination of the code, in collaboration with planners. Once a compartmentalized and antiquated maze of dark passages, the home now exhibits flow through the aide of light filled bedrooms and open shared spaces. The existing 3 bedroom, 2 bathroom home received a complete upgrade from floor to ceiling including skylights, windows, doors, floors, cabinetry, countertops, exterior stucco, landscape, hardscape, structural, mechanical, electrical, plumbing and a pool. Now a 4 bedroom, 3 bathroom home with less than 50% lot coverage and all on one level, MSP Design Inc. has reclaimed the indoor / outdoor connection, while coloring within the lines and adhering to the HPOZ guidelines.

This home is located within an Historic Preservation Overlay Zone, the facade and what you can see from the street were to remain true to their original design. We added just over 400 square feet at the back to allow for an additional bedroom and bathroom at the upper level. The main level was opened up entirely to allow for an open kitchen / living / dinging room plan. An ADU was also added at the existing garage as well as a full site landscape and hardscape update.

It all began when we were invited to see our friends studio in Topanga Canyon. We instantly fell in love with the place. There were a few day use studios on the property but none of them were available. We started a dialogue with the owner and he encouraged us to build our own space with his materials. We initiated the task of clearing the site, cataloging the materials and beginning construction in the spring of 2011.

General Store was founded in 2009 with encouragement from friends and neighbors in the outer sunset of San Francisco. In 2012, we opened a new location in Los Angeles. The goal was to bring thoughtful, functional design to the local community and abroad. General Store has grown to become an arbiter of beautifully well-imagined works from the creative minds of many inspiring craftspeople and visionaries who are the best at what they do. The San Francisco store features a warm and welcoming garden gathering space that attracts visitors and encourages a relaxing atmosphere. The Venice location's ample interior volume will hold a place in your imagination long after you’ve left, a simple open space that lets you breathe and flow, uninhibited.

Once an old horse barn located on two lots in the Outer Sunset neighborhood of San Francisco, The Great Highway house exhibits natural materials to simply express its connection to the neighboring landscape and ocean. The scope of this project was to remodel the entire home, while staying within the existing footprint. A strict adherence to the historic preservation guidelines, set forth by the city of Los Angeles was followed. Originally designed to accommodate a post war working class lifestyle, the home now exhibits a more contemporary flow with warm light filled bedrooms and open shared living spaces. The existing 4 bedroom, 3 bathroom home was reconfigured, brought up to code and simultaneously, received a total makeover, from top to bottom.

Located within the tranquil and meditative calm of the Casitas Valley, this natural pond was brought to life by master pond builder, Bruce Raph on a quiet and private 65 acre plot. Let your mind wander…

The goal of this project was to bring the natural surroundings in at every possible moment by creating seamless indoor / outdoor transitions, framed views, light / air and uninterrupted connection. Located in a high fire risk zone, the exterior materials were carefully chosen to not only satisfy code requirements but to aesthetically balance the two spaces, outside and inside. An open plan adjacent to the primary suite is complemented by added living space above the kitchen. Once a two bedroom two bath home, now 3 bedrooms, 3 bathrooms with an indoor outdoor shower, the Santa Monica mountains project is an oasis unto itself.

The scope of this project was to open up the lower level by removing a central section that divided the house. Eliminating a closed off kitchen and an antiquated utility core enabled us to breathe new life into this once segmented and compartmentalized living space. Not everything needed to be completely redone with this house. We were careful to only strip away what was unnecessary, add only what was needed and update with discretion the remaining spaces and surfaces. The result is a new complete idea utilizing aesthetics to function with efficiency. Additional items designed include custom entry handles and sectional sofa.

A 1927 hunting lodge in nearly original condition, except for a few add-ons here and there is transformed into an open plan with a new kitchen and enlarged bathroom. Simple open living with plenty of light help to bring the outside in and vice versa via a large two level deck, outdoor spa, plus ample clerestory windows and skylights.

The scope of this project was to add an ADU on a sloping site, just underneath the panoramic San Francisco Bay view, visible from the existing main house sun porch and deck. Nestled into the hillside, this 750 square foot living space includes two bedrooms, two bathrooms, an open kitchen / living / dining area, exterior deck space and a lofted work area with a skylight. Site and budget constraints dictated every move for the project from beginning to end.

The existing home had a low ceiling and a segmented kitchen / dining area that needed more volume vertically and an open flow. We lightened up a once dark living space with skylights, new floors, windows, doors and paint. The main bedroom and bath were reimagined, along with most of the rest of the house. The exterior was stripped and recoated, along with new decks and landscape. This is a fully electric home.

The scope of this project was to take an existing home and add 800 square feet of living space. We completely remodeled all surfaces from the floor to the newly vaulted ceilings, from the stucco to the pool and from the windows to the landscape. Designing a home for a family of 5 can be challenging with 5 bedrooms and 3 bathrooms, this home now includes a master suite and an open kitchen / living / dining area that opens to the rear yard with a large deck overlooking the pool.

Once a rundown liquor store on a promising corner in the Outer Sunset of San Francisco, 4055 Irving Street is now home to Palm City Wines. Through the process of removal we were able to bring light, air and volume back to this previously dank, dark and neglected space. A carefully positioned counter allows for a commanding view of the corner and an open floor plan for seating, retail and an ease of customer flow. Completed in 2020.

The scope of this project was to completely remodel the interior but keep the same footprint. The interior main living space had walls removed to make an open kitchen, living / dining area and the bedrooms / bathroom were slightly altered to allow for larger closets and a more functional flow. With all new windows, doors, cabinets, countertops, floors, a vaulted ceiling and fixtures, this beach bungalow is a brand new house.

The scope of this project was to connect two separate structures and remodel the existing kitchen and baths. With the removal of a non-original slate floor, and the careful attention to detail, sourcing old growth redwood to match the existing, this once neglected mid century gem shines again.

The Ocean Beach House is a new home, located in the Outer Sunset neighborhood of San Francisco on a 25 x 120 foot lot. A zero lot line with an existing earthquake shack placed at the rear of the property and the street frontage being only a 16 foot tall fence, has over the past 100 years, allowed for a tranquil interior green zone to flourish. In an effort to provide more living space, an office and a piano workshop, we have designed a modest addition to the neighboring context, while at the same time, preserving the inner calm of the site. The existing house is getting a new kitchen, reconfigured service areas, and reclaiming an existing exterior rear porch. The new configuration connects to the existing upstairs loft with the aid of an open rear wall, perforated by horizontal wood mullions providing privacy and allowing light to fill the living areas. Existing within the original footprint and envelope of the old carriage house, this 300 square foot ADU has just what you need to live minimally and comfortably at the rear of this historic home in Los Angeles.

Perched above the exposed reef break at Ditch Plains in Long Island, New York, sits this humble little beach cabin. We had the opportunity to help the owner / builder reimagine the interior space along with opening up the envelope to the view, surf and nature... what a dream space.

The Marvista House is an exercise in minimalist design. The program was to utilize the existing shell and add a master bathroom onto its volume. An open floor plan was implemented through maxing out the interior volume by structurally raising the ceiling to the roof rafters in the living / dining / kitchen area.
